The tax credit now applies to sales occuring on or after January 1, 2009 and on or before April 30, 2010. However, in cases where a binding sales contract is signed by April 30, 2010, a home purchase completed by June 30, 2010 will qualify.

Finally, it is a Buyer's Market! List prices are dramatically lower than in the peak of 2006. Prices in the residential market are at around 2003/2004 levels, and there are deals out there! Serious sellers are abandoning the optimistic prices they held during the first half of the new millennium for more realistic prices. In addition, serious sellers are putting their homes in tip-top shape, knowing the competition is stiff. I don't believe we will see any upward price movement until the short sales and foreclosures are cleared, though I must add that housing inventory is finally beginning to decline in Florida, thus signaling a tipping point where prices will no longer be going down.

Interest rates on home mortgages are at a all time low. And cash buyers are taking advantage of extreemely good values, making their offers more attractive to sellers who do not want to risk a delay in closing for questionable-credit buyers.
