About Paul Loveless
Prior to entering the professional real estate field, Paul spent many years working as a successful business owner of two manufacturing plants, a retail store, and an energy consulting firm. At the same time he gained valuable experience as a real estate investor - buying and selling houses, land, and rental property - and building private and rental homes.
Paul is a native of Northern California and graduated from UCLA. He holds a B.S. in accounting and an M.B.A. in marketing. He moved to this area in 1967 and has lived and worked in both Virginia and Maryland ever since then. Paul lives in the Berryville area with his family and two children Molly and Terry. They enjoy golf (just ask them!), as well as horseback riding, and gardening on their "little piece of heaven" in Clarke County.
Paul's area of real estate concentration is as a buyer's agent, offering his client's their own representation when purchasing a home. His services are essentially free to his buyer clients. Under the State of VA rules, the seller of a homes pays all commissions. The seller of the home pays her/his agent (the "Listing/Seller's Agent") the commissions, who then distributes the Buyer's Agent share to the buyer's agent's broker after settlement.
The listing agent is always under written contract with the seller of the home to obtain the best price and terms for her/his client, the seller. The buyer's agent does the same for the purchaser. However, Paul does not ask his client's to sign a contract with him.
As a buyer's agent, Paul's marketing plan revolves around extensive use of the internet. By clicking one of the buttons on his web site, you can see all the homes and land listed for sale in this area. This internet "search" will also categorize available homes for you by the characteristics that you enter into the system (price, number of rooms, town, age, style, etc.) You can also receive an email of each listing matching your criteria 48 hours after it goes on the Multiple list.
