Actual notice

Actual and direct knowledge by a potential property purchaser of the terms of a property transaction. Such knowledge would include all details in the public record relating to the title and title search, land surveys, liens, or other financial interests in the property, as well as access, air, mineral, or water. There are two categories of actual notice: express and implied.
