Quiet title (action)
Judicial action to establish property ownership. In a quiet action, adverse claimants are required to state their claims or be forever stopped from any future title claim. The basic purpose of a quiet title action is to clear a title from any claims arising from dower's rights, squatter's rights, or easements.
