Quitclaim deed
Deed conveying a right, title, or interest of the grantor. It is usually used to clear a cloud on the title such as unenforceable deed restrictions or an unused easement. Further, such a deed may be used by a wife to transfer her share of community or joint tenancy property to the husband.
