Most generally, the meaning of a blueprint defines a plan or a guide you follow in performing some future activity.

Blueprint in architecture

The compilation of a blueprint in architecture is paramount to building a house. More precisely, it can define, on the one hand, a technological or engineering drawing’s reproduction. Initially, they completed a blueprint using light-sensitive sheets by a contact print procedure. This process didn’t make it possible to duplicate construction and industrial drawings in color or various shades of grey.

On the other hand, the blueprint describes a structure or building’s architectural plan in the form of a picture, usually white on a blue background. As such, it presents lines and solid shapes in a building’s planning, outlining, and construction.

Informally, architects, artists of the real estate world, use the term blueprint, often known as “print,” “plan,” or even “drawing” regarding floor plans nowadays.

What does a real estate blueprint mean?

A real estate or property blueprint is a home’s technically detailed description containing information on the building’s size, construction materials, and its units’ precise placement. These complex plans serve as golden guidelines for architects and home designers to build and make the property more appealing to future owners. Let’s see which are the essential parts of a blueprint! By definition, a blueprint must contain the most crucial part, namely the floor plan.

Floor plans

A floor plan is a technical illustration to scale meant to present a home’s interior from a bird’s eye view. Additionally, it showcases the geographical location of rooms, spaces, or corridors between them. Often, it deals with other physical features at the structure one particular level.

Bearing walls

A fully-realized blueprint also includes elevation drawings for every side of the building. Furthermore, the plan provides visual instructions on building the basement or foundation. Thus, it must give notice of the utterly significant bearing walls. A bearing wall, often called a load-bearing or structural wall, holds the property’s weight by dispersing pressure from the roof to the bottom.

Finally, real estate blueprints feature plans for footings to support the foundation and keep the house from collapsing. Builders prepare a solid base using a steel reinforcing rod in concrete which they later must pour into a dug-up trench. In addition, the blueprint also contains electrical layout protocols, framing, mechanical, and plumbing plans.

On the various use of a blueprint in real estate

Besides the apparent building purposes, a blueprint serves as an excellent guide for home designs. Without it, you risk demolishing a bearing wall by accident or penetrating through your electrical circuit. Using your property’s blueprint as a template during home renovations can save you time and unforeseen expenses.

Real estate investments are for sure a massive responsibility and undertaking. Before purchasing a property, we strongly recommend you commission a professional to inspect its blueprints. They might draw attention to various code violations and out-of-date design. Let’s suppose the property burned down to the foundations, and the previous owner had to rebuild it. Its possible the builder didn’t respect the building codes in effect.

You’ll find another modern application of blueprints in home sales. Due to the Covid epidemic and ensuing restrictions, local real estate agents decided to set up virtual cyber tours instead of open houses. Thus, they can keep health safety measures and give house tours a visually entertaining spin. Showing the property’s 3D blueprint helps buyers visualize the home better.

Where can you find blueprints?

Let’s suppose you wish to find your home’s original blueprints. Where should you start looking? Right off the bat, tracking down your real estate’s blueprints might pose a time-consuming challenge. We advise you to search for it at local government offices. There, a local clerk should be able to disclose for you the architect’s or construction company’s name in charge of building your house. You can try your luck at architects too. Then, you can always turn to an architect and commission them to reproduce your old home’s original layout in the worst-case scenario.

Real Estate Agent

A property blueprint is a more detailed and technical plan for a home. These blueprints are used by architects and home designers to have an exact plan of a home. Blueprints include the floorplans, elevation drawings for each side of the structure, basement or foundation plan, with bearing walls, footings, the electrical layout, the framing plan, the plumbing plan, the mechanical plan, and so on. Blueprints are necessary for the building process, but also during renovations as they can save you from tearing down a bearing wall by accident, or drill through your electrical circuit.
