As a buyer you can use any real estate agent who is actively licensed in Florida. However, because real estate is local in nature, choosing an agent from the area you are searching and who has access to the local MLS listings is critical. You should also consider whether the agent works mostly by listing homes for sale or specializes in working with buyers. I started selling Venice real estate in 2003 and although I am a full service REALTOR, my passion is working with home buyers. I thoroughly enjoy the process of house hunting with my customers and I am sure you know that it's easy to be good at what you do when you love what you are doing.

What's the difference between a real estate agent and a REALTOR?
All real estate agents are not REALTORs. An agent who has the REALTOR designation belongs to the National Association of Realtors (NAR) and has made a commitment to adhere to the Code of Ethics. The Code of Ethics establishes rules and regulations above and beyond those required by the State of Florida. The NAR and local Board of Realtors enforce this Code and can levy administrative and financial punishments to violators. REALTORs subject themselves to this extra scrutiny voluntarily as an expression of their dedication and professionalism in being a real estate agent.

Most real estate agents provide a general IDX feed so visitors to their sites can check the MLS. I believe it is better to provide you with a personal, private link from which you can search the MLS. The advantage of the private link is you are able to tag any properties you like and I will be notified. I am then able to research that particular property more thoroughly and provide you with that information. I will also be able to send you properties of interest that I come across each morning while I am looking at my daily hot sheet including new listings, price changes and solds (sold properties are important because they enable you to understand what the current market is for properties you like). What I will NOT do is fill your inbox with automatic, computer generated emails that look like they come from me. I will NOT ask you to "follow me on Twitter" or "like me on Facebook".
