It is with great honor and pleasure to recommend A.W Myers of Greenfield Realty to represent individuals that are in need of a Realtor to help with properties that are in probate. After the loss of my dear Aunt Lucille our family was full of grief and all of the different stages that entail the grieving process. On top of the grieving process, I was designated in her will to be the executrix (executor) of her estate. Being the executrix of her estate added a tremendous amount of stress because she had living children that were very upset that they had not been chosen to serve as executor. Not only was that news a blow to them but within the contents of the will I had to sell the family home that the children all were raised in and had deep sentimental value for. This further sent their grief and hurt expeditiously into full fledge anger and rage that was displaced and directed toward me. I felt that the honor and the display of trust and confidence that was shown to me by being chosen as executrix was a "curse" or “punishment".
I didn't know what to do and didn't know how to even begin to find a qualified Realtor to help me with the sale of my late Aunts home. I felt that I would be taken advantage of and that the home would be sold for less than it was worth and that the Realtor would take a large chunk of the sale proceed for commission. I prayed that God would guide me and be with me during this hard time. As odd as it may sound, I received a letter and business card from Greenfield Realty in the mail! The card had a picture of A.W Myers on it and his number. The card was green and it was my favorite color! Green. I thought this surely must be a sign. The picture of AW Myers in my opinion looked like a face I could trust and I had prayed for some direction, so I thought it may be the Lord answering my prayers. I called AW Myers and that was the best call I ever made pertaining to the sale of the home.
I met with AW he was very easy going and put me at ease and gained my trust immediately. We sat at the kitchen table and he explained to me that he is a Realtor vs a real estate agent. He explained the code of ethics that he abides by as the National Association of Realtors requires. He pulled out a folder and explained the different types of working relationships that could be created such as whether he represents me solely as the seller or represent the me and the buyer at the same time. He asked me to sign off on the document and reassured me that I was not obligated to do anything and that we have not formed a contract. He explained to me that the law requires him to go over the information and he has to have proof that he did so. This was amazing because when I was purchasing a home this never happened. My Realtor, not real estate agent was going to represent me as a buyer and the seller was her client too. She did say that she was selling the house for the lady and I didn't feel comfortable with that and just told her I didn't like the house but I did. She did not take the time to make sure that I fully understood. I just didn't know how it worked and how the sell would be handled. Once AW explained this to me, I knew he was the right person for me and my probate sell! He educated me as well as fulfilled his duty as being a Realtor and following the law. This is what sets AW Myers apart from the rest.
AW helped me through every step of the way. He gave me his opinion based on experience and knowledge. He helped me sell the home quickly. He followed all of my lawful request. When I requested that he do something he stated that he would be glad to do it but he always gave me logical consequence of what could possibly happen and gave me many options to get what I wanted. He empowered me with the ability of making an informed decision.
The home needed some minor repairs and I thought, "oh no". AW had a number of home repair companies that were affordable that I could choose from. He had a list of appraisers I could choose, and even attorneys too! Everything I needed he seemed to have had the answer.
Because the sell of my late Aunts home that was in probate, I had some rude, greedy, uncouth and rowdy family members who didn't trust him and wanted information and to make decisions that they were not entitled or authorized to make. AW handled them too! He had a conversation with me and asked me what I wanted and with my permission he was able to answer the questions of unhappy family members and put them at ease. He was willing to meet with family members at my request to help ease their distrust and they felt they were making the decisions and calling the shots instead of me. This was amazing because some of my family were a real doozy to deal with. He included them in our meetings and explained things to get them on board to what was acceptable to me and in our best interest. That alone deserves praise. If you have some families that you are ashamed to claim because of their behaviors, making the probate sell hard, call AW Myers. He will be fair and honest to the family members while showing loyalty to me as the Executrix. Families just want to know that they are getting their fair share and aren't being cheated in wills (which isn't the realtors job or has nothing to do with the sell of the home in probate) but giving full disclosure of information to me and then me explain the same information to my family and the same information reinforced by AW made the sell of the home a lot easier. Without the professional skill and service of AW Myers, I don't believe that the sell would have gone as smoothly as it did and that we would have sold the home as quickly and at an agree upon price that me and my family were satisfied with. Anytime I have a real estate issue, I am calling AW Myers!
