    Upon first meeting Cathy, my wife and I could tell she had a lot of experience as a real estate agent, but she did strike me as a little scatter-brained and unorganized right from the get-go. You can tell Cathy is almost always burdened with a tremendous workload. She has to take a lot of calls, is typically running late, and has a hard time focusing on any one subject for any length of time. Not saying she doesn't try - just that you can tell she is often overwhelmed.Why did we stick with her? Initially, she was simply showing us homes and was a nice person, so it didn't seem like any sort of real issue. As we continued and started to find potential homes we were really interested in, we had been with Cathy for many months, so it just felt natural to stay with her. It really didn't seem as if it would be a problem at all.Cathy was our real estate agent and also our buyer's agent. We had a very challenging situation with the property we were buying. The owners were very irresponsible and could not be relied on to follow up on anything. This meant that we had to put our faith in Cathy, being our guide and expert, to make sure this process went as smoothly as possible. Nothing could be further from what transpired. This ended up being one of the most stressful situations we had ever experienced.What was most frustrating was that as we got into the last month before the closing date, my wife and I - who have no experience in real estate - could see that Cathy was not being proactive enough. We could see the the sellers were not getting estimates that they needed to provide, were not getting work done to the house that was required, and were putting everything off. We could see that our closing date was in jeopardy. Still, Cathy kept reassuring us that we had plenty of time and everything was fine. When we got to one week before closing, Cathy's manager had to be brought into the process. It was like all of the sudden at one week out, now they were taking this as a serious situation. We tried to work out a game-plan to make sure we could still hit the closing date. We were, once again, reassured by Cathy and her manager that all was fine.Well, long story short, we did not get to sign on our closing date. In fact, it was 3 days later, and we barely made that happen. What was immensely frustrating was that we had arranged for a 2 week occupancy agreement, or rental of our own property, after selling it. The purpose of this was so that we could arrange to go into the property we were buying and fix it up. This included several professional contractors that we hired well in advance and had a timeline all planned out for work to be completed, allowing us time to get our 4 children and ourselves moved in on time. Although 3 days lost may not sound like a big deal, it really hurt us badly and set us back tremendously. We had many people and contractors lined up to do work right away. Now, we had to scramble to make things happen. Ever tried to reschedule professionals with busy schedules? Not easy.Well, we worked from sun-up until about 1:00 am for about 10 days straight to get as much work done as possible and to get moved in. It was ridiculously stressful. Easily the most difficult 2 weeks of my life.What was most frustrating about all of this is that my wife and I could see this train-wreck coming weeks in advance. We kept pleading with Cathy to take initiative, to do whatever she could, and to stay on this situation. Because that did not happen, it turned the whole closing process into a nightmare, and meant we had to make huge concessions - accepting the house as is. There was no time to renegotiate or to make offers and counter-offers. It was a mess.Something else I learned during this process, is that despite how much real estate agents and companies advertise and sell themselves as experts and representing you, when it comes down to serious problems with sellers, as we had, the real estate agent has very little leverage. We were repeatedly told how all the amendments were legally binding, and we took them very seriously. However, the sellers literally broke the agreements they made in their amendments multiple times. And, they did it brazenly. What was the fallout? Nothing. There is literally nothing the real estate agents could do about it. They told us we could sue, but that comes with the catch that we are looking at lawyer and courtroom costs, not to mention, losing the home we want to purchase. So, basically, if you have irresponsible sellers like we did, you are screwed.I will finish by saying that Cathy is not a bad person, by any means. I just think that this situation put her skills to the test and she was not up to the task. Cathy should have recruited additional help from her manager well in advance, and should have gone up the chain of command at the sellers real estate agency to be more proactive.

    If we could give Cathy 6-stars, we would have! She went further as our buyer's agent to represent us than we imagined, exceeding our high expectations. She was very accessible at all hours to help us work with a difficult seller to make the sale. We would recommend Cathy to anyone looking to buy or sell property and will definitely be contacting her when our next property sale needs arise.
