She was friendly and knowledgeable and always helped us make the best decision (especially when we did not understand particular aspects of things). Dawn was flexible and always available. Responded quickly and always addressed our needs. She was patient and never rushed any of our decisions. It felt as if she was truly committed to helping us find a home we loved. She was in constant communication with us and always updated us on our situations. It was a wonderful experience working with Dawn.

Buying or selling a home can be one of the most stressful experiences in life and not just because it’s one of the most important financial transactions people make – the sheer number of things to consider, coordinate, and negotiate can be overwhelming. Luckily we had Dawn Sams on our side when we recently sold our home and purchased another. In fact, Dawn has now participated in four transactions for my family (my mother and brother’s family in addition to mine) and I can say without hesitation that Dawn will always be our family’s realtor in the future.What makes Dawn different than other realtors is that she is relentless at staying educated about market conditions, trends, and just what it takes to win for her clients whether they are buying or selling. I couldn't have been happier with Dawn throughout my whole home search/buying process. Dawn really knows the area, and was incredibly helpful when touring houses that were on the market. She helped me narrow down my search location and I ended up making an offer and buying the exact type of home I had in mind. She makes herself readily available and you really feel like she's on your side throughout the entire process. Buying a home can be an intimidating and stressful time, but Dawn really helped put me at ease and guided me with many helpful recommendations and information about building practices, the area, and the market situation. I can't recommend Dawn enough. If I ever have to sell this home for any reason, I will definitely be going back to her.

From the very moment we began working with Dawn she went out of her way to make our home buying experience perfect. Dawn's work ethic and skill level were amazing and she consistently exemplified top notch client service.On day one, Dawn drove two hours out of her normal area to meet with us (with very short notice). She found our DREAM HOME that very day, put our offer in and two days later we were under a very satisfactory contract.She negotiated quickly and with "ruthless" efficiency on our behalf and saved us over $10,000. Throughout the inspection/loan process she was quick to offer suggestions, guidance and more skillful negotiating in order to get us a Sweet Deal!In short, there is NOTHING I can say about Dawn that isn't glowing and positive.Would I recommend her as a buyers agent? Only if you want the toughest negotiator out there in your corner and you want the home you've always dreamed of. Kudos, Dawn! You're the BEST!!!

Everything you could ask for in a realtor and more! We were new to the area under corporate relo and a colleague recommended Dawn as the person who could get us what we needed, for the right price, & within our challenging timeframe. Dawn delivered on all three of those challenges. She even taught us some "tricks of the trade" in what to look for in a house and how to evaluate it's construction, features/ammenties, & location as compared to it's list price. I just recommended her to two other colleagues who are relocating to the area.
