We consider ourselves difficult buyers and Elizabeth was patient with us for almost a year and looked at more than 25 homes until we purchased a one. She also was able to deal with a notoriously difficult seller's agent and made our experience much less frustrating.

I started working with Elizabeth late last fall and closed on my new home in Woodstock mid-January. Her combination of knowledge -- both of the market and the process -- was just so valuable. She quickly came to understand my taste, respected my budget, and made the process much easier than expected -- not a simple task given that I was living in NYC, had a tight schedule, and was a first-time home buyer. I cannot recommend her highly enough.

Excellent realtor she should have her own company. Works very ha5d to please the client. Her knowledge of real estate is enormous as is her energy and stamina ..a great realtor to have. I left the company because they didn't give me any dvertising no fault of hers

She went above and beyond to accommodate our weekend-only schedule, to repond to our questions and requests in a very timely manner, to provide us valuable information that was helpful in our decision making, etc. She has even was helpful after we closed, continuing to provide helpful info when we needed it. Elizabeth was the seller's agent when I originally bought my home. I was the first potential buyer to see the house under her agency and I was so impressed with her thoroughness and commitment to the seller, I hired her to sell it again for me. And again, Elizabeth sold the house to the first potential buyer who sold the house! Great track record! When selling my home, Elizabeth made several suggestions for improvements to increase is salability, without putting pressure on me. I knew these improvements would certainly help so I followed all her advise, and the money I spent to sell the house was definitely worth it. She really knows the market and area well, and is a constant workhorse to get the job done. The was dead on with pricing strategy ensuring I got exactly what I wanted out of the house. I honestly didn't worry about anything once we had a firm offer, and let her handle it all. Wonderful experience!!!!!

Elizabeth is excellent at her job. She pays careful attention to what her clients want in a new house. She found us the perfect house, and helped to negotiate a fair price for us. Elizabeth always took the time to answer our questions and help us understand all that was necessary in securing our dream home. She always answered our emails, calls, and text messages in a timely manner and was always on call for us. She was ready to provide us with a solution to any problem, or an answer to any question. She went above and beyond throughout the entire process, from inspection to closing. For instance, after the inspection, we had a long list of improvements and repairs that required attention. Elizabeth was able to negotiate with the sellers and get most of those improvements made before the closing. We are so happy in our new home, and so grateful to Elizabeth for all that she has done for us.

In 2017 we worked very hard, making our home as perfect as possible and listed it with an agent (not Elizabeth). It was a seller's market. Yea! And in a couple of months we had 2 ALL CASH offers!!! I said, "What happens next?" I was told to pack! I started packing. As business owners, we started winding down and turned down lucrative jobs. We had to! We were selling the house - moving. Yea!Then, not one, but both all cash buyers literally "flaked out". And that didn't have to happened. But, alas, it did. We unpacked. Did our best to build up our businesses. We had a pretty depressing winter, but we decided to try again in 2018. We were discouraged and thought we would never sell our home. We literally felt trapped.We planned on going with the same agent, but serendipitously we "bumped" into another agent we knew, Elizabeth Patrick, by chance and we just knew we needed her.She zoomed into our home saying, "get rid of that, that has to go, unclutter that area, paint that room, get rid of those carpets, etc...... She was there at every showing, getting there early to assure the house was staged perfectly. We got buyers. She insisted we go to contract. No nonsense.
