    She is the listing agent and the homeowner at the same time. When I called her I informed that I did not have a buyers agent so could I still come and see the house. She said "yes". She was very nice and talking 99% of the time while touring her home. But, she is not a kind of person that open to offers that you make. She finds it insulting if you make an offer such as 10% less than what she asks for. If I were you, I would not approach this person, if you are looking for a house. She gets very rude. angry when you make an offer below asking price. Unless you agree to buy her lovely house at asking price, do not go nearby her. She has made a storage behind her garage, and put a portable AC unit so that the future buyer installs it and use it as a bedroom etc, and she calculates that area into the value as such living room value. She asks buyers to pay for what she has spent stupidly to make her house nice she thinks. Do not buy her house, it is appraised at 2525 sqft but she claims that her house is 3150 sqft and increase the value ridiculously.

    Ms. Smith was a great realtor. She was fluent in the local market and a great advocate for our interests. When another broker engaged in some less-than-ethical activity, Ms. Smith made sure to protect us against any malfeasance. She's a great person to work with!

    This is the second time I have worked with Frances. She did the research to price my home accurately. She took excellent photos of my home that truly showed the features and feeling of the home. I have looked on line at many properties and few actually captured the feeling and layout of the home. In my opinion, Frances goes above and beyond to market and sell a property. She was very hands on with making sure I knew what was expected of me at every step of the process. I guess the proof is my home sold in hours for full price!!

    We contacted Frances because we've been searching for a place close to the Medical Centre in Houston. She was quick to respond and to show us the condo. The apartment was very nice; Frances explained everything to us and answered even more questions than we asked her. She also mentioned that we need to provide a 30 days notice before moving out. Okay. In a while we received the e-contract to sign, and even started signing it (by putting initials), when we noticed that the term changed to 45 days. In fact, it didn't matter for us if it is 30 days, or 45, but we remembered clearly, that she said "30". We stopped signing, and thought that must be a mistake, so sent her an email asking about it. Her response was surprising; she said "Landlord is changing his policy for notice to allow more time..". Ops! Landlord is changing, and she sends us papers to sign without mentioning anything! How professional is it, to say one thing, and give another to sign!We had to step down after her emails responses became rude. In fact, she never admitted any wrongdoing, and never said she's sorry, or anything close. Simply ran with our application fee.
