The items: Local Knowledge, Process expertise, Responsiveness, Negotiating Skills are important. In fact, they are essential to even surviving in the Real Estate business. They are "the ante to the game". What impressed us most and almost right away was as Bob's LISTENING skills. HUGE. He a took notice of our likes/dislikes as our house hunting clarified over the 3 days. Every night he would re-group his portfolio with possible "pleasers" and pull in "pros" to aid the search. Besides the above characteristics, we would add- TRUST. Bob is candid with advice of what "may work"/"won't work"/"too much to work". Bob was amazing! He went above and beyond every step of the way. I highly recommend him-especially if you are looking to buy or sell in the Lakeside Landings neighborhood. The newly installed gates can be a bit tricky, but since Bob is a resident, he is able to successfully get people in and out of the neighborhood.

We, my wife and I, found Bob Payne while looking at an open house - our lucky day. He was extremely knowledgeable, helpful and friendly. He showed us numerous houses with complete honesty regarding if the price was accurate for property/comps. - not just trying to "Make the sale". He always responded quickly to our calls and requests to visit properties, even some being last minute visits and on week-ends, to accommodate our schedule. Robert Payne is a great realtor. He has a good list of potential buyers. He gets good feedback from realtors so you know what to expect. The first 2-3 weeks he showed potential buyers my unit at around 5 days during those weeks. After about 30 days my home had more than one offer and sold very close to asking price.
