Ryan was phenomenal to work with and his honest, straight forward approach was refreshing. He took the time to understand what we were looking for and recommended opening the search parameters to include cities we hadn’t considered. Conversations with him were easy going and he became a trusted advisor and friend along the way. Here a few things he did for us:• Patiently helped us find the right house and gave honest feedback on homes we looked at; good or bad. The house we found was in a city he recommended. • Arranged a day of contractors to come in to give us quotes on the work we wanted once we closed.• Helped us sell our home and gave us realistic expectations based on market trends. We received offers and accepted within the first week. • Checked in with us after closing on both houses (buying and selling). He was able to direct us to someone to do some additional work we decided on. If that’s not enough, our 2-year-old pointed at his picture on the For Sale sign yelling “This is my friend!”

Ryan Kain sold my home in Royal Oak. I was super impressed with his knowledge of the market and his ability to negotiate on my behalf. I cannot recommend Ryan Kain enough. He is incredibly knowledgeable about the local areas of southeast Michigan, and about houses in general. Being a first time home buyer, Ryan was very patient with us. Although it only took us a month to place our first offer and have it accepted, I know Ryan would put no rush on his clients. His plan is to first go out and visit as many houses as you can, to really hone in what you are looking for. He wants you to look at the good and the bad, to really understand what you are after. In an industry where you hear about agents rushing clients through sales for commission, Ryan's approach is a breath of fresh air.He is very knowledgeable about homes and their upkeep, and pointed out things that I wouldn't have normally noticed. After you find a home you love, he breaks down everything in the process and always makes sure you are informed. He is very approachable with the many questions you make have. He was very quick to put in an offer when we were ready, and he helped us strategize to figure out what offer would be the most appealing. While we were under contract, he helped us negotiate concessions, and was able to get us various quotes for work that we needed. If you need work done, Ryan will know someone who can do the job and do it well.Ryan always made me feel like his #1 priority. I could text or call at any time of day and know he would be there and able to answer my questions. Again, I would recommend strongly for every potential buyer, but his patience and knowledge are incredible assets for a first time home buyer. I love my new home, but if I had to sell and buy again, I know my first call would be to Ryan.

I graduated from graduate school last year and began a new career. My wife and I were looking to purchase our first home and we hired Ryan Kain to help us accomplish this. With the daunting task of finding a home in this market Ryan was not only patient with us and our wants, but he helped guide us to make informed and educated decisions throughout this process. One of Ryans main goals is to find the best quality in a home for your money, he will be honest with you about the quality of a home and what you are getting for your money, he will never push anything on you or make you feel rushed about your decision. One of Ryan's other great qualities is the team he has assembled. Everyone Ryan works with is personally vetted by him and all of those people want to work with Ryan instead of other realtors. After we found a home we fell in love with Ryan was able to not only negotiate for us a price under market value (in this market are you kidding?? Spring 2023) but was able to secure us with significant sellers concessions allowing us to owe a very small amount of money at closing. On top of all of that he helped us secure an incredible mortgage with LMCU via the Professional Loan program. I could go on, but if you are in the market for a realtor stop searching an give Ryan a call, you wont regret it. Thank you Ryan!

I found Ryan on social media after seeing someone in my network post their new home, and what a great experience they had buying with him. I was just beginning my search and decided to give him a call in late May of this year. I explained that I had received a pre approval for an FHA MSHDA loan for about 100k and fully expected the call to end there or hear some form of “I’ll see what I can do” after sharing. This is where Ryan first impressed me. He spent the next 20-30 minutes educating me on the do’s and don’ts of buying in Detroit, market conditions, and an overview of his process. He took plenty of time to learn about what I was looking for and put together a plan to start sending me listings. In June we started our first round of showings. I felt like I was back in school with how much I was learning at each house. Ryan is an expert on building, maintenance, and costs. I felt like I needed to be taking notes until I realized I had a walking encyclopedia of a realtor to help me make the best choice. Another thing that really secured my trust in Ryan was that on multiple occasions I’d exclaim “this house looks great!” He stopped me and said “no it’s not” and proceeded to show me exactly what was not up to par on multiple listings. If you are looking for an order taker, Ryan is not your guy. If you want someone with high standards who will not let you settle for a bad investment he is the solution. By July I’d found the house that was right for me. One problem. It was listed 25k higher than I was approved for. Ryan did not seem bothered by this in the least and I soon found out why. He connected me with a loan officer, who got me approved for a first time buyer conventional loan for an amount suitable to make an offer. Next he crushed the negotiations securing crucial repairs and improvements, and most importantly - maximum seller credits! I couldn’t believe that something I didn’t think would be possible for at least a few more years was now looking like a reality. We closed on time and Ryan even went to get the keys for me as I was out of state at the time. If I have one complaint about working with him… it’s that he made the process too easy! I’m still blown away by how smooth and fun it was to get this house. If you want to buy a home but think it’s out of reach, give this guy a call because it could change your life.

Ryan was great! -- Easy to work with, logical, a "can-do" kind of person (we are always busy & fast-paced so needed someone who is ready to recommend the next step for us); we are not typically in real-estate but he gave us much needed help & advice on a sale of a home our son lived in. I especially liked that he is quick to respond, well connected - should you need additional resources, and fast with paperwork (and always exactly what you were looking for - - this is a CPA saying this ). Highly Recommend!!

Ryan is hands down the best relator in Michigan. We were looking to buy a home in this challenging market from thousands of miles away. Ryan took us by the hand, walked us through the entire process start to finish in record time. He was ALWAYS available at all times of day and night, even with time difference and managing through Web-calling apps. If you are relocating from Overseas or out of State, Ryan has you covered. Detroit is a challenging market. I was selling my portfolio of rental properties and I knew every single one of them was coming with some difficulty.
