    We were trying to buy out of state. I the realtor and the builder were very dishonest with us. They lied to break the contract and then relisted it at a much higher price. We had a contract for a home for $300,000. We were told the builder ran out of money and could not finish the home and the realtor told us we had to end the contract. We did that and than they listed the home for $346,000.

    Josh brought a breadth of knowledge that I hadnt seen up until now with the sale of our home in Cabot. He came into our home gave us better staging tips than HGTV and even told us what to put (money wise) into the house to get the quickest turn around. Within a week he brought a buyer by to see the house in its staged state but still within living conditions for our family. The buyer wasnt really interested but he used her as a gauge to see what she thought. He then told us what we should look for in a buyer and started getting us clients through his many contacts. He sat down with us when the house was getting many views and walk through visits but no offers. We decided to drop the price a bit. Bingo. With his knowledge of the neighborhood and the price other buyers were looking for we fell in the sweet spot. The house was in contract under two months. We sold a few weeks later. It was a stressful process and Josh was there with every text and every call and kept us up to date even when we were having our doubts. You need someone who cares through the stressful parts and in 3 home sales he has been the very best we have seen. From market to closing this guy is the real deal. He even took care of us in his own way to say thanks after the sale. Very well done.

    Joshua did any excellent job finding a tenant to rent my home. He found a renter the same day we discussed renting out my home. He was very professional and helpful. He even assisted me with the renters contract. I will definitely use Joshua again in the future.
